Custom Drawn Floor Plans

You design your new house...your way...from the ground up.

You pay by the square foot, NOT by the hour.  My typical set of custom drawn floor plans costs around 45¢-50¢ / square foot.  I do not charge for attached garage, carport or porch areas and I have never charged extra for re-drawing the interior* floorplan of a custom drawn house plan.  Don't feel uncomfortable if you ask to have your custom floor plan changes made several times.  It could likely be the biggest investment of your life, and you should make all the changes you feel necessary to get your custom drawn house plans right for you.

You will have your personal floorplans custom drawn to your specifications with one of the most powerful home design programs on the market.   Moving into a new house?  Concerned about your existing furniture placement in your custom floor plan?  Your existing furniture can be place in your new floor plan so you can know your rooms are the right size before you start building.

For one of the most ecologically friendly, maintenance free and energy efficient home plan, design your custom house plans to use ICF (Insulated Concrete Form) walls.  Aside from the five inches of exterior foam insulation, these walls actually 'wick' the ground temperature up into your outside walls to provide tremendous savings in your utility bills.  Finish the exterior of your home with an epoxy/enamel based material for the perfect maintenance free and storm resistant house plan.  For more information visit the 'Construction Links' page.

Your next step is to send a sketch or drawing of the plan you wish to start with.  If you don't have an idea of what you want, try browsing through some of my affiliates stock house plans at http://www.billlyon.com/house_plans.htm at to get ideas of where to start.  (You may actually find a set of stock plans you like.)

If you have an idea of how large you want each room, please include that information in your sketch.  Do not bog yourself down at this point trying to decide on too may details, they will be very easy to deal with after the first drawing is posted.

After you have your sketch ready, fax it to 901-328-4747 or, if you have a scanner, email it in PDF (Adobe), JPEG, GIF, PNG, WMF or TIF format to plans@BillLyon.com.

After I get your sketches, I will give you an estimated cost for your plans.

Please try to make all communication either by email or fax.  This eliminates any verbal communication errors that may arise.  It also allows for a much faster work flow because work is not interrupted at random intervals to address issues by telephone.

* While I can re-draw the interior floor plan layout many time to get it right, the exterior of the house is not so easily done.  We need to agree on the exterior and roofline after two or three attempts to stay within the standard plan pricing.  Also, any special details you desire, either inside or outside, should be addressed in the Finishing Schedule that you will fill out and attach to the final plan sets.

 NOTE: These plans do not have any type of architectural or engineering stamp or sign-off. 
Most areas do not require an engineer or architect to sign off on home construction drawings.
  Some areas requiring stamped architectural drawings are earthquake prone regions of California and the Pacific Coast, hurricane risk areas of Florida as well as both the Gulf and Carolina Coasts.  Parts of New York, New Jersey, Nevada, Illinois and Virginia may also require review by a professional.  (Look in the phone book for a local civil engineer if you are required to have a stamp or sign-off).  Contact your local building department to find out if they have any specific building requirements.  I follow the 2006 IRC (International Residential Code) in my building designs.  Again, thank you for considering Bill Lyon Enterprises for your design needs.
